How to Choose the Best Realtor For Your Next Township of Coconut Creek Real Estate Home Purchase or Sale

Hi, my name is Silva Stoyanova and I am a full-time professional Realtor® who specializes in residential real estate in the Township of Coconut Creek. Do you know how much your home has appreciated and what the 'true' value of your home is?   What is your Real equity?   

            Most agents analysis' CMA's (Comparative Market Analysis) are grossly over-inflated just because they will tell you anything you want to hear to get you to list with them. But, I can give you the straight talk about the 'true' value of your Township home.

Ask your Realtor® the Following Questions 
  • How many homes have you sold in my neighborhood?

  • What Realtor® Marketing do you do?  

  • Can you show me in writing the different marketing strategies that you'll use to sell my home?What is the address of your World Wide Web home page?  

  • Do you take pictures when you list a property?

  • Tell me about your For Sale signs  

  • What type of Brochure will you use?
    Do you do your own flyer publishing or do you hire a commercial printer? How long will it take to get the finished copies in my home? Will they be in color with pictures?

  • How often does your company sell its own listings?
    Would my listing be a pocket listing or would you spread the word to other realtors in your office who might be working with someone who is currently looking in my area?
    How difficult is it to get in touch with you when it is time to schedule a home inspection or appraisal?  Do you have an assistant?

  • Do you have client references?
    What do your clients say about your business and personal skills?  Can you provide references and testimonial letters?

  • How well do you communicate with your clients?Once a week, once a month, or only when it is time to get a price reduction on the property?

  • Can your Realtor® stage your home for profit?
    Lighten and brighten your home by opening all the blinds and making sure that the windows are spotless.  Turn on all lights. Here are a few tips on how to de-clutter, neutralize and de-personalize your home to dress it for top dollar.
